The Latest Developments in Downtown Bozeman

It has become difficult to keep up with all the changes in downtown Bozeman these days. There are new businesses opening their doors, real estate for sale, and many development projects underway. While the city aims to steer development “upward not outward” and developers scramble to provide residences, hotels, and commercial spaces, downtown Bozeman is seeing significant changes. Here’s a breakdown of all the recent developments in downtown Bozeman.

BG Mill

The BG Mill project is located at the site of the old grain mill in downtown Bozeman, on the corner of Mendenhall and Wallace. Located at 714 E. Mendenhall, the project has been approved by the city and is expected to be a 5-story mixed-use building with 19 condos, office, and commercial space. While construction has yet to begin, the condos have been listed on the market with prices starting at just over $2 million.  Click here for more information. The development is on the east section of the lot. The grain elevator and Ag Depot, Inc are not a part of the project and remain in business!

North Central

This is the biggest development project that downtown Bozeman has seen. Homebase Partners submitted plans to the city in February 2021 to develop several blocks just north of Main Street between Grand and Tracy Avenues. The 10 building development will take place of an existing parking lot, the Medical Arts Building, and the Mountain View Care Center. The plan proposes that the buildings will include 367 dwellings both for rent and for sale, 541 parking spaces, courtyards between the buildings, and pedestrian-friendly streets. Hotel Bozeman

Hotel Bozeman is part of the North Central development and would be built on a .72-acre lot at the corner of Lamme and Tracy Ave. Based on plans submitted to the city, Hotel Bozeman would be six stories with 121 hotel rooms and a rooftop restaurant. Hotel Bozeman would be part of the Autograph Collection Hotels which is a "global collection of distinctive independent hotels" by Marriott. According to the developer, Hotel Bozeman would be "the only truly upscale, luxury offering in Bozeman." What is interesting about Hotel Bozeman is that it is proposed to also include 34 condo units, presumably to appeal to buyers who want to enjoy the amenities of the hotel while securing a real estate investment. Freestone on Main

Once home to Bamboo Garden and Genuine Ice Cream, plans to turn the lot at 421 W. Main into a 6-story mixed-use apartment building have been approved by the city. The building will include 121 residential units on the top 5 floors along with 900 sq.ft. of retail and office space on the 1st level. The open space that is required for this type of development will include a rooftop deck and balconies for the residential units. The apartment will be a mix of studio, one-bedroom and two-bedroom units. Included in the building will be a gym, hot tub, and co-working space. Price points have not been set but the developer is planning for them to be on the higher end. N. 3rd Duplexes

Plans have been approved for two, 2-unit duplexes on the corner of North 3rd and West Beall Avenue. The N. 3rd Duplexes will sit on a .265 acre lot which is zoned R-4. All the units will be 2BD/2BA with 2 off-street parking spaces provided for each unit. The buildings will share communal open space and each unit will have its own private deck. East Mendenhall Mixed-Use

This 6-story building will be located at 240 East Mendenhall, in what is now the parking lot behind the Pour House and Bar IX between Bozeman and Rouse Avenue. The six-story mixed-use building has been approved by the city and is expected to include 47,000 sq.ft of commercial, office, and residential space with 13 two to three-bedroom condos with balconies. According to the plans, there will be underground parking. The Village Downtown

The Village Downtown was one of the first major residential developments in downtown Bozeman that brought luxury condominiums and townhouses to the market. Now, a new phase of the Village Downtown is underway. The Parklands at the Village Downtown include 9 single-family lots on the northeast end of the existing development. These lots are adjacent to the Indreland Audubon Wetland Preserve and offer access to the neighborhood trail system. The Kestrel

This new development next door to the Village Downtown will be completed July 2024. It offers luxury studio, 1, 2, and 3-bedroom apartments that will be available to rent. There will be a total of 92 units at completion. There is a resident lounge, climate-controlled parking garage, storage space, EV charging, dog wash stations, and a fitness center. Bozeman Hotel

This proposed development is in the very beginning stages. It is anticipated to be a nearly 350,000 sq.ft mixed-use hotel/condo/multi-family development at 606 E Main Street, just west of the Bozeman Public Library. This project got a lot of attention recently when the developers made a proposal to lease the parking lot of the Bozeman Public Library to build a parking garage for the hotel. The library Board of Trustees denied the proposal, but we will likely see this development move forward after adjustments to the original plan are made.

Completed Developments

Wildlands

The Wildlands Development is an expansion and planned renovation of an existing building on the corner of Peach Street and Wallace, the building that Wild Crumb and Finks Delicatessen are in. Once the renovation is complete the building will be 3 stories in total. The first level will consist of commercial space (Wild Crumb and Finks will stay as far as we know) and an enclosed parking garage. The second and third levels will be 12 high-end condominiums. Haymaker Apartments

Not one, but two mixed-use buildings are under construction at 1612 and 1624 West Babcock with an estimated completion date of December 2022. Two apartment buildings at 1612 and 1624 West Babcock were recently completed. One apartment building has 53,750 square feet with 52 apartments and commercial space. The second building has 43 apartments. The units will be a mix of studio and 2-bedroom apartments ranging from 500-1,300 square feet. 101 Wallace

Located just two blocks from Main Street, across the street from Lindley Park, and adjacent to Little Star Diner, 101 Wallace is a 5-story mixed-use building downtown. The building features retail space on the first floor, office space on the 2nd floor, offices for On-Site Management, a Bozeman based general contractor on the 3rd floor, and four luxury condominiums on the 4th and 5th floors. The condominiums were listed for sale with prices starting at $1,290,000 for a 2BD/2BA, and up to $1,690,000 for a 3BD/2BA, although at the time this was written they have all sold. Photo credit: www.nextdoor.com.

Ailesbury 208 Residences

Located just south of the Emerson Cultural Center and two blocks from Main Street, the Ailesbury 208 Residences are a 2-unit condo building. According to the listing description, the Ailesbury 208 Residences are 3-story contemporary designed homes that offer "urban mountain-town living". The 3 bedroom, 3 bathroom units are just over 2,500 sq. ft and will feature third level decks, Thermador appliances, walnut cabinetry, and statement lighting. These properties have been sold. 

Gallatin Laundry Building

The old Gallatin Laundry building is located on the corner of E. Babcock and Bozeman, just behind Blackbird. It is unclear if Backcountry will be using the space as a retail store or as an office but the building is currently being renovated. Designs from Minarik Architecture show plans that include the old Gallatin Laundry sign and the original brick exterior. Their website says the building will include over 10,000 square feet of space. AC Hotel Bozeman

The AC Hotel by Marriot is a six-story building that will sit on the corner of Mendenhall and Tracy Avenue directly in between the 5 West building and the Element Hotel. This building will include approximately 143 hotel rooms, 90,000 sq. ft of space, and a rooftop terrace with a bar and restaurant. The land was previously occupied by Straightaway Motors and two residences. The hotel will be designed to "complement Bozeman" with natural tones and an understated, sophisticated feel. Bozeman Commons

As East Main Street continues to develop, a commercial area called the Bozeman Commons is taking place. Located directly east of Locati Architects, the Bozeman Commons commercial area is expected to house at least 4 buildings that will be mixed residential and commercial use. A commercial building that houses PayneWest Insurance was recently completed and plans have been filed for a 45,000 sq.ft commercial building that will be home to D.A Davidson and potentially a number of other businesses. The buildings are designed to match the downtown aesthetic using brick and metal elements.

Willson 16

What was once a trailer park in the heart of downtown Bozeman, is now the Willson 16 - a 16 unit duplex style development of luxury townhomes. The three-story units are being built by California based company Williams Homes, LLC on a 1.2 +/- acre lot at Willson Avenue and Short Street. Construction began in 2019 and is currently underway in phases. A few of the homes are currently on the market, starting at $1,125,900 for 3BD, 4BA and 2,446 sq.ft. According to the listing description, the Willson 16 townhomes will feature private decks, detached 1BD apartments, 2-car garages, and carports. The Merin

Named after John Merin Bozeman, the Merin project is a mixed-use building being built directly east of Dave's Sushi on North Bozeman. A HomeBase Partners project, this four-story building offers commercial space on the ground floor and residential units on the upper levels. Most of the units have sold, although there are still a few available. When the units were first listed for sale the prices ranged between $467,000 for a 986 sq.ft 1BD/1BA unit, up to $1,967,000 for a 3,335 sq.ft 3BD/2.5BA unit. Each condominium at The Merin will have a private balcony and customized high-end finishes. Residents will have access to the resident courtyard, parking garage, and other amenities. The Cairns

This five-unit condo development is under construction just 3 blocks from Main Street on the corner of North Grand and West Beall Street. The 3-story units range in sizes from 1BD/1BA, 960 sq.ft floor plans to 2BD/2BA, 1,629 sq.ft floor plans. The unit amenities include garages, balconies, fenced yards, and patio spaces. The Osborne Building

The Osborne building is the final building to be reconstructed after the 2009 explosion that leveled part of downtown Bozeman. The 4-story building is described as an "innovative reflection of Bozeman's modern economy". On the first floor, there will be retail spaces in what is called "The Osborne Market". The retail space will be centered around "The Bodega" which will serve as a coffee bar in the mornings and a cocktail bar in the evenings. There is space for a restaurant on the 2nd floor, and private office suites on the 3rd & 4th floor. The office spaces are listed for lease and according to the listing description, the private executive office suites range from 178 to 214 sq.ft in size. You can see the listings here. One 11 Lofts

The One 11 building is a 5-story building on the corner of Lamme and Willson, just a few blocks from Main Street. This is an apartment building with 55 luxury lofts that are available for rent. The building amenities include a fitness center, "zen-inspired resident courtyard", a car share program, and balconies. The floor plans range between 1-3 bedroom floor plans. Bozeman Residence Inn Hotel

Located directly across from Lindley Park, this is the 5th hotel to be developed in downtown Bozeman in the last 4 years. The four-story building includes 104 rooms and 93,000 square feet. Plans for the building show a patio, pool, and spa area and are also expected to include a restaurant, offices, and retail space. The hotel has 124 parking spaces and 23 spaces for bike parking. Sobo Loft Condos

Replacing the former Pizza Hut building at 716 W. Babcock Street, the SOBO Loft project was under construction until a fire swept through in February 2019. Now, the building has been rebuilt and the SOBO condominiums were sold in 2020. With 42 one-bedroom condo units and 3,000 sq.ft of commercial space, this mixed-use building is centrally located to downtown and Midtown. It's a few blocks from Cooper Park and within walking distance to MSU. Each SOBO condo has a private balcony or patio. Armory Hotel

A project that was in the works for more than 5 years has taken shape in downtown Bozeman and is now dominating the skyline. Construction on the Armory Hotel began in the summer of 2018, with plans to shape the old National Guard Armory building into a nine-story boutique hotel. This is now the tallest building in downtown Bozeman, two stories higher than the historic Baxter hotel. The Armory Hotel is Bozeman's first 4-star hotel offering "luxe amenities" including a rooftop bar and pool. Black Olive

The Black-Olive building includes 47 apartments with commercial space on the ground floor. There are one and two-bedroom floor plans available and amenities include dry cleaning pick-up and drop-off, storage & ski lockers, a fitness center, and more. Rent for the Black Olive apartments starts at $1,695/month. There is a ground-level parking garage and a car share program in an attempt to minimize the building's impact on the already limited parking downtown. The Lark Expansion

Since opening its doors in April 2015 the Lark Hotel in downtown Bozeman has been extremely successful. With features on the Today Show, a mention in the Los Angeles Times and other national publications the colorful facade of the Lark Hotel has become a landmark in downtown Bozeman. Riding the waves of success, the Lark Hotel has just completed a 4-story expansion that includes 28 hotel rooms, a ground-floor commercial space that currently houses Treeline Coffee & a conference room. 5 West

Completed in 2017, the 5 West building is home to commercial businesses, office spaces and residential units. When they were initially sold, the listing prices of the 5 West condominiums ranged from $327,000 - $1,797,000. With studios, one and two-bedroom floor plans, the 5 West residences boast open floor plans, modern finishes, and an exclusive rooftop deck. Nebo Lofts

Located on East Mendenhall, the Nebo Lofts consist of 12, 4 level townhomes ranging from 2,200 – 2,400 sq.ft with 3 bedrooms, 4 bathrooms, and outdoor rooftop space. Developed by Cottonwood Partners LLC, this project was completed in 2017. Each unit has a ground level, two-car garage. With clean lines, modern finishes and warm wood floors, the units have a rustic yet modern feel. The units were listed between $650,000 - $700,000 and have all been sold. Willson Residences

The Willson Residences are beautiful high-end condominiums at 300 West Main Street, just steps from the heart of downtown Bozeman. The project was completed in 2017. The units were listed between $500,000 and $2,107,500, and all units sold during and immediately after the project's completion. It is rare to see one of the Willson Residence condominiums come up for sale.

Originally the Gallatin County Free High School, the future of this historic building was on the line for many years. As the brick building started to degrade, there were plans to demolish the building as early as 1989. Yet, architects and historic preservation supporters spoke out and the future of the building remained unclear. In 2000, school officials started searching for someone who could take over and rescue the Bozeman landmark, and eventually, Bridger Builders was chosen to renovate the decrepit building.

Hawthorne Place Condominiums

Located just across the street from Hawthorne Elementary School and just one block away from downtown Bozeman, this project includes five 2 and 3 bedroom condominiums designed by Frank Cikan. Built to blend in with the charm of the surrounding neighborhoods, the exterior of these condominiums feature beautiful brick work along with subtle modern aesthetics. Inside, the units feature 9’ ceilings, private entrances, spacious balconies and white oak floors.

City Center Inn

After being demolished in the summer of 2017, the future of this prominent main street space is still relatively unknown. South Carolina based company, Bennet Hospitality owns the land and while they have said they hope to fill the space in the next few years, they remain vague about the plans. According to the Bozeman Daily Chronicle, Bozeman business leaders have said that the company plans to build a new hotel on the site, there have also been talks of building a parking garage on this site. Bennet Hospitality also owns the Homewood Suites in Bozeman and is developing a mixed use complex on Baxter Lane. Photo credit: www.bozemandailychronicle.com.

Northside Lofts

The Northside Lofts project, proposed in 2015 was meant to take the place of several dilapidated rental units in the form of a five-story development that would have covered most of a city block between Grand and Third Avenue. The lofts were expected to include ground-floor commercial space and 41 residential units. But, city planners denied the project due to parking concerns.
