This area of Bozeman has been one of the busiest for development over the past few years. City water, city sewer, electricity, and natural gas are already run to the lot, which lowers the cost and uncertainty of that process considerably. Given the possible-use list on the MLS, the most likely target zones would mirror what the city has already approved nearby, Residential Emphasis Mixed-Use (REMU) or Community Business District–Mixed (B-2M).
