The application pairs two projects on one 9.19-acre site. Here's how the 341 proposed units would break down:

  • Sage Peak Apartments — a 101-unit, 4-story 55+ senior building with an elevator and a mix of one- and two-bedroom units
  • Alder Ridge Apartments — eight 4-story family buildings totaling 240 units: six buildings with 32 units each, and two buildings with 24 units each
  • One shared clubhouse serving the whole property

The project is proposed to be built in phases, starting with shared infrastructure and the clubhouse, with the remaining buildings following in sequence.

 

Where Would Sage Peak and Alder Ridge Be Located?

The site sits about 600 feet east of the Graf Street and South 19th Avenue intersection, inside the proposed South Range Crossing II subdivision. The land is zoned REMU under the city's Urban Neighborhood growth policy, the designation the city uses to encourage this kind of higher-density residential infill.

 

What Amenities and Parking Would the Project Include?

Outdoor space would include a gazebo, a dog park, a playground, and gathering areas. Indoors, residents would get a community room, a fitness area, and common laundry. Parking is where the application gets specific: 420 on-site stalls are proposed, plus street parking along future frontages and at least 64 bicycle spaces. The application also covers stormwater, landscaping, lighting, and pedestrian pathway work tied to the Graf Street corridor.

 

How Would the Affordable Housing Incentive Work?

All 341 units would be deed-restricted at or below 60% of the area median income under the city's Affordable Housing Ordinance (BMC 38.380.040, Type A Incentives). In exchange, the developer is requesting a reduced parking standard, one space per unit instead of the typical requirement, while bicycle parking standards stay the same. This ordinance has shaped several of Bozeman's largest recent apartment proposals, and this application would be one of the bigger single uses of it so far.
