A development is in the works in South Bozeman that would bring 110 homes to the area.
The Jarrett subdivision is a proposed development on 45 +/- acres of recently rezoned R-2 land just north of the Alder Creek subdivision. Of the 110 residential lots planned for this subdivision, 73 are expected to be townhomes and 37 are expected to be single-family homes or duplex lots.
The land was recently rezoned from R-1 (residential low-density) to R-2 (residential medium-density), allowing for smaller minimum lot sizes. A representative for the developer said that by changing the zoning to allow for townhomes, they can create “missing middle housing” which is called for in the Bozeman Community Plan that was adopted in 2020.
A representative of the engineering company working on the project said that they intend to use the size of the structures to match the homes in the adjacent subdivisions to the south and the east.
We got word that the majority of the residential units will be available for sale. While there are no details on pricing at this point, a representative for the developer said these would be “smaller homes with better price points”.
A 7 +/- acre park in the neighborhood will likely connect to other area parks through a trail system. Plans show a lacrosse field and baseball diamond in the park, although city commissioners questioned if this was the best use for the park space. A representative for the developer said that they met with the city Parks and Recreation Department to determine what was most needed in parks in this area. The project is still in the early phases and a construction start date has not been set.
