The property lies within the Neighborhood Conservation Overlay District (but not the Historic District), and currently includes a warehouse that would be demolished. The existing structure is not eligible as a historic property. The site is located within walking distance of Story Mill Park, nearby trail systems, and downtown Bozeman.
