Where Is Bozeman Yards Being Built?

Bozeman Yards is planned for two city blocks in northeast Bozeman, directly across from the historic Northern Pacific Depot. The property lies within the Neighborhood Conservation Overlay District (but not the Historic District), and currently includes a warehouse that would be demolished. The existing structure is not eligible as a historic property. The site is located within walking distance of Story Mill Park, nearby trail systems, and downtown Bozeman.

What Are the Residences at Bozeman Yards like?

This development is designed with "modern mountain living" in mind. Key features include:

  • Architecturally distinct condos

  • Large windows for natural light and Bridger Mountain views

  • Seamless indoor/outdoor living design

The 5-story structure would rise to 90 feet, pending approval for a height bonus under the city’s affordable housing ordinance.

What's the Status of Bozeman Yards?

To help fund much-needed infrastructure improvements in the area—including streets, sidewalks, curbs, and sewer lines—the developer is requesting:

  • TIF (Tax Increment Financing) assistance

  • They would front the cost of improvements and be reimbursed upon project completion
