A 5-story, mixed used development has been proposed for Northeast Bozeman, across from the old Northern Pacific Depot. According to their website, the Bozeman Yards will be a luxury condo community. The project will take place in multiple phases and there will be a mix of 1, 2, and 3 bedrooms units for sale with retail space on the ground level. There will be an underground parking garage and storage space. The developers have indicated they want the design to include architecture that reflects the neighborhood. The development is right next to the GVLT Main Street to Mountains trail that includes a corridor that goes directly to Story Mill Park. The units will offer high-end finishes along with many amenities on the property.
They plan to take advantage of the city’s affordable housing ordinance. Two of the one-bedroom units would be restricted to those making no more than 120% of the area’s median income and in return they want a height bonus for an additional 10-feet than would normally be allowed putting it at 90 ft. These units will be for sale, not rent which is different than many of the other current developments that include affordable housing. The developers are also requesting to utilize TIF, tax increment and finance assistance, for the project. This area needs infrastructure improvement on the streets, curbs, sidewalks, sewer lines, etc. The developer would front the money to invest in these improvements and would be reimbursed once the project is complete.
There is currently a warehouse on part of the property which would be demolished. The property is located in the Neighborhood Conservation Overlay District but not within the Historic District. The warehouse is not eligible as a historic structure.
