Turnrow is a proposed 115-acre development located at the corner of East Valley Center Road and Davis Lane. The area is currently zoned REMU (residential emphasis mixed-use) and the proposed use is commercial and residential development, with primarily residential units, both rental and for sale. They plan to offer a variety of housing options. There will be parkland, including 2 city parks, 16 open space lots, and shared community areas. The application proposes a neighborhood center at the corner of East Valley Center Road and Davis. The plan is to create a commercial hub for the neighborhood, featuring outdoor gathering areas. The development will occur in several phases over the next few years.

The developer of Turnrow is working on a deal with the city of Bozeman to bring affordable housing. The city has utilized the American Rescue Plan grant money they received to invest $5 million to build sewage infrastructure in the area. The developer is using a 5-acre piece of this land for affordable housing in return. They plan to provide 100 units on that tract. The developer will work with the city and third parties for the 5 acres that will be set aside for affordable housing.
The city commission approved the preliminary plat application for Turnrow Subdivision this month and it is now in the final review stage. There are 146 buildable lots on the east side of the property in Phase 1 which is a total of 15 acres. The 20 restricted development lots will require additional subdivision reviews to the west of Phase 1 and the 83 acres located on the southwest corner of East Valley Center Road and Davis Lane.
This isn't the only development that has applications in to the city in this area. Project Eighty-6 is located off of Davis Lane and has submitted an annexation and zoning application for 86-acre. The Harpers Corner development borders Project Eighty-6 and is also applying for annexation and rezoning to potentially build 10 buildings with 400 units.
