811 W Mendenhall Apartments - Development in Midtown Bozeman

A mixed-use, multi-family apartment building on the corner of Mendenhall and N. 8th Avenue has received preliminary approval from the city of Bozeman.

The 5-story development will include 95 apartments with residential amenities, 960 square feet of leaseable co-working space, and a basement parking garage. The developers plan to use incentives from the city of Bozeman’s Affordable Housing Ordinance which will require them to offer 5% of the units as affordable housing.

The proposed building will include a basement parking garage and a car-share program for residents. Vehicle access to the site will be provided from W Mendenhall Street via an existing alley along the western property line.

According to documents, there will be an outdoor space on the rooftop of the building for residents with fire pits, BBQs, and yard games. Other amenities for residents could include private balconies, bicycle parking, ski equipment lockers, and a fitness space.

The development site is zoned R-5, residential mixed-use high density, and B-2M, community business, mixed-commercial. The building has been designed with step-backs on several sides of the building to soften the impact on adjacent residential properties.

The development site is currently home to an abandoned commercial building on the south end of the property and a single-family home on the northern edge of the property.
