Encompassing four city blocks and five acres, North Central is the biggest development project to date in downtown Bozeman. The development is located just north of Main Street between Grand and Tracy Avenue. When it is completed, the North Central neighborhood will encompass 10 buildings, residences both for sale and for rent, office space, restaurants and retail, a number of courtyards, and pedestrian streets.
The North Central neighborhood is being developed by HomeBase Partners, a Bozeman-based developer that is known for many projects in Bozeman like the Block M townhomes, 5 West Condos, The Merin as well as Southbridge and The Crossing subdivisions.

The Henry is a 6-story, luxury residential development that is on the northeastern corner of the North Central neighborhood at the corner of Tracy Avenue and Villard Street. This building has 44 condominiums including 7 residential units on the ground floor that include 4 two-story townhome-style units and 3 single-level flats. On the 2-5 floors of the building, there will be 8 residential units per floor with a variety of sizes, types, and floor plans. Residences at The Henry began coming on the market in January 2021 with prices starting over $900k.
The One 11 Lofts are two buildings with 146 rental apartments located at the northwest corner of Lamme Street and Willson Avenue. The buildings include a residential lounge, ski lockers, and bike storage, a communal kitchen with a coffee bar, commercial space, and parking for residents. There is also a fitness center. The apartments at One 11 range in size from studios to 3-bedroom units. Rental rates range from $2,100-$4,500 a month.
The Ives building will be located at the corner of N. Willson and W. Villard. This 5-story building will include 99 residential units that will be available for lease. The apartments will include balconies, an outdoor courtyard, a co-working lounge, a sky terrace, and a fitness center along with retail on the ground floor.
The Mountain View building will be primarily a commercial building with office and commercial space located at the corner of N. Tracy and W. Lamme Street. This building will be 6 stories with 100,000 sq.ft of Class A office space and 15,000 sq.ft of commercial space on the ground floor that is designed for restaurants and bars. There will also be 40 residential units available for sale in this building with studio, 1 and 2 bedroom floor plans.
Block 3X will be a mixed-use area of the North Central development including 4 commercial buildings on the block between W. Beall and W. Villard Street. This area of the North Central development is designed to include pedestrian alleys, courtyards, and green spaces. The vision is for it to be a hub for dining, shopping, working, art walks, festivals, and more. According to the developer, this section of the development may also include up to 200 residential units available for lease.
The newest addition to downtown Bozeman's hotel scene, Hotel Bozeman is planned to be a 100-room hotel with a restaurant, lounge, and bar along with a full-service spa and on-site fitness studio.
