Project Overview: What is Being Proposed?

The Depot on Church Avenue is a significant development in Bozeman's B-3 zoning district. The 61,350-square-foot building would stand 82 feet tall (including the rooftop elevator room). 

 

The project is currently in public comment period through March 2, 2026, with a decision expected from the Director of Community Development within 10 days of the comment period's close.

 

The development proposes:

  • 12 dwelling units on the upper floors
  • Ground-floor retail storefronts
  • Office space
  • 18 enclosed parking spaces in a parking garage
  • 9 covered bicycle parking spaces

 

 

How Does the Building Transition to the Adjacent Residential Neighborhood?

The location of the proposed building is at the boundary between Bozeman’s high-density B-3 district and the R-2 residential neighborhood to the south. 

 

According to the planning documents, the design addresses this through:

  • A 45-degree stepback beginning at 44 feet in height along the south property line
  • A 5-foot setback from the south property line up to 36 feet, then an additional 11-foot stepback at each floor level above
  • Landscape buffers including native grasses, trees, and climbing vines
  • Awnings and opaque railings for privacy
  • Flower boxes designed to cascade greenery down the building's south face

 

 

About The Public Comment Period

The application is currently under review as Application #25709. The public comment period runs from February 9, 2026, through March 2, 2026.
