The project site is on East Mendenhall Street near Rouse Avenue, behind Open Range, in Bozeman’s B-3 Downtown Business District. The property is adjacent to Bozeman Creek, requiring a 35-foot setback on both sides under city regulations.
The 6-story boutique hotel proposal includes:
Ground-level lobby, restaurant, and event space
Rooftop bar on the sixth floor
Sidewalk and landscaping improvements
Off-site parking via agreement for 46 spaces
Public access enhancements along Bozeman Creek
May 20, 2025: The Bozeman City Commission voted to deny the boutique hotel application.
June 24, 2025: The Commission voted to reconsider the project.
August 5, 2025: Following review of revised plans, the Commission voted 3–2 to approve moving forward.
Following the May denial, the applicant — Intrinsik Architecture — made revisions to address concerns raised by city officials, including:
Reducing the size of the patio between the hotel and Bozeman Creek to make the creek more accessible to the public
Adding a natural fines path
Adjusting design elements to align more closely with historical context and minimize adverse impacts on neighboring properties
Before the final site plan is approved, Intrinsik Architecture must submit additional information to the Community Development Department, including:
Updated patio width concept
Plans for the natural fines path
