Summary: An application has been submitted to the City of Bozeman for a six-story, 190-room hotel at 35 S. Rouse Avenue, the former location of the Salvation Army in downtown Bozeman. The proposal would replace the existing building with a Canopy Hotel, part of the Canopy by Hilton franchise, and includes ground-level commercial space, a rooftop restaurant and bar, and underground parking.

About the Canopy Hotel in Downtown Bozeman

The proposal includes demolition of the existing building and construction of a 190-room destination hotel referred to as the Canopy Hotel, part of the Canopy by Hilton franchise.

According to the application materials, the proposed project includes:

  • 190 guest rooms

  • Rooftop restaurant, bar, and lounge

  • Ground-level commercial space

  • Two levels of underground parking with 146 vehicle spaces

  • Back-of-house and service areas throughout the building

How is the building designed?

The submitted plans outline the following layout:

  • Below-grade levels: Two underground parking levels with vehicle and auxiliary storage

  • Ground floor: Raised 2’-6” above grade to comply with floodplain regulations, featuring hotel amenities, gathering areas, and support spaces

  • Levels 2–5: Guest rooms and service areas

  • A large mural is proposed at the northwest corner of the building, angled toward historic Main Street

Who is the property owner?

The application lists the property owner as S2K Miller Babcock, LLC.

This is the same ownership group behind Block B, a seven-story mixed-use development nearby that has already received preliminary approval from the City of Bozeman.

What will happen to the Salvation Army?

The Salvation Army has announced plans to relocate to a new facility on North 19th Avenue. The two-story facility is on a 1-acre lot on the east side of N. 19th Avenue, north of Durston Road, and is intended to function as a community-focused center closer to the populations it serves.
