An application has been submitted for a 6-story hotel at 35 S. Rouse Ave, the current location of the Salvation Army in downtown Bozeman.
The application proposes the demolition of the existing Salvation Army building to build a 6-story 190-room hotel with a rooftop restaurant, ground-level commercial spaces, and underground parking. The hotel is referred to as the "Canopy Hotel" which is part of the Canopy by Hilton franchise.
Documents submitted to the city describe the project:
"The Canopy Hotel in Bozeman, Montana is envisioned as a six-story, 190-key destination hotel located at the intersection of South Rouse Avenue and East Babcock Street in Downtown Bozeman. The proposed development includes two below-grade parking levels that provide 146 vehicle spaces along with auxiliary storage spaces. The ground floor level, which is raised 2’-6” above grade to comply with local floodplain regulations, features a variety of amenities, gathering areas, and back of house support spaces. Levels two through five contain the bulk of the guest rooms along with their corresponding service and utility spaces. The sixth floor is split in two, with guest rooms distributed along the east wing and a series of indoor and outdoor amenities, bar, lounge, and restaurant spaces to the west. The non-occupiable roof level contains a screened, centrally located mechanical equipment area.
Additionally, a lush arrangement of local trees and plantings have been proposed around the base of the building to provide shade and help soften the experience along the ground floor. These plants provide an added relief to the building as raised beds, at grade strips, and grated tree wells distributed on either side of the sidewalk along the street-facing west and south sidewalks. Lastly, a large mural is proposed along the northwest corner angled towards the historic Main Street. The corner bridging piece will be painted by a local artist and reflect the culture of Bozeman, welcoming locals and visitors to experience the hospitality of the hotel and the broader downtown area."
The application lists the property owner as S2K Miller Babcock, LLC which is the same owner behind the Block B, the 7-story development that has preliminary approval from the City of Bozeman just down the street from this location.

The Salvation Army has announced plans to relocate to a new facility on North 19th Avenue. This new location will have a gym, a chapel, and a daycare center capable of accommodating up to 75 children. Recognizing childcare as one of Bozeman's most pressing needs, the organization believes this move will be an improvement, as their current downtown building lacks the space to meet these demands.
Plans for the new Salvation Army building are up for public notice through February 3rd. The two-story building is proposed to sit on a 1-acre lot on the east side of N. 19th, north of Durston. They hope the new building will serve as a community center and be closer to where the families they serve are located. Construction is set to begin at the end of February if everything is approved and be completed in 18 months.
