Urban + Farm is officially taking shape on Bozeman’s west side, and it’s one of the more interesting developments we’ve seen in a while. Here’s what we know so far, plus what actually matters if you’re thinking about buying, leasing, or developing property here.

 

Where Is Urban + Farm Located?

Urban + Farm is located on Bozeman’s west side, just off Huffine Lane, between Gooch Hill Road and Cottonwood Road. The site sits west of Ferguson Farm and is surrounded by a mix of existing neighborhoods, open land, and commercial uses.

 

How Big Is the Project?

The development covers roughly 106 acres and is planned as a mix of residential, commercial, and open space.

A large portion of the land is being set aside for things other than buildings, which is worth noting.

  • 63.2± acres of parks and open space

  • 16.2± acres of right-of-way

  • 18.4± acres of community amenities

  • 4.3± acres designated for residential and commercial uses

In other words, this isn’t wall-to-wall housing. Open space is a big part of the plan.

There are commercial parcels and residential development sites currently for sale within Urban + Farm.

From a development standpoint, the appeal is pretty straightforward:

  • It’s a master-planned community

  • Infrastructure and layout are already thought through

  • There’s built-in residential density nearby
