One of the most talked-about proposals in Midtown—The Guthrie Development—has sparked plenty of debate over the past year. From parking concerns to revised plans, here’s how the project has evolved and where things stand now.

At the corner of North 5th and Villard—formerly home to the Bridger Rehab and Care Center—a new affordable housing development has been proposed. Known as The Guthrie, the project is currently in the review phase with the City of Bozeman.
The original proposal outlines a five-story, 50,000+ sq. ft. building with 111 one-bedroom units, half of which would be designated as affordable housing. The developer, HomeBase Partners, aims to provide housing for service and hospitality workers in a walkable, downtown location. Part of the motivation stems from staffing challenges at the nearby AC Hotel (also developed by HomeBase), where high housing costs have made it difficult to recruit and retain workers.
The project would utilize incentives from Bozeman’s new affordable housing ordinance, which allows for certain development code relaxations in exchange for affordable units. For The Guthrie, that includes the ability to build five stories and offer on-site parking for approximately 30% of the units.
Rents would range from $1,500–$1,700/month, depending on income, and would be available to those earning up to 80% of the area median income. Planned amenities include a ground-floor lobby, indoor bike parking, and an outdoor space with BBQ areas, games, and a dog run—offering both affordability and livability in the heart of Midtown.
Two other affordable housing developments are in the planning stages in Midtown. The N. 3rd Apartments and 8 Aspen.
