Located at the corner of North 5th and Villard, currently home to the permanently closed Bridger Rehab and Care Center, is a proposed new affordable housing development. The Guthrie project is in the holding process with the city and proposes a five-story, 50,000+ sq.ft. building. It would include 111 one-bedroom units and half of them would be affordable housing. The developer, Andy Holloran of HomeBase, hopes to provide housing for the service/hospitality workers in a downtown location. Some of the motivation was because of the difficulty the AC Hotel (built by HomeBase) is having finding workers due to the high housing costs in Bozeman.
The project is taking advantage of the incentives set by the city's new affordable housing ordinance which means they would grant relaxations from the city development code in exchange for building affordable units. For the Guthrie it means allowing five-stories and on-site parking for around 30% of the units.
Depending on the tenant’s income rent would range from $1,500-$1,700/month and available to those making 80% of the area median income. The building would include a ground-floor lobby, indoor bike parking, and an outdoor area featuring BBQ facilities, games, and a dog run.
Two other affordable housing developments are in the planning stages in Midtown. The N. 3rd Apartments and 8 Aspen.
