The Lookout in Midtown Bozeman | Affordable Apartments and Future Mixed-Use Plans

The Lookout is a 96-unit, affordably priced apartment community in Midtown Bozeman along North 7th Avenue.

If you have been following this project for a while, you may remember it by its earlier name: 7th & Aspen. The larger development was reviewed by the City of Bozeman under that name, but the first 96 affordably priced apartments are now being marketed as The Lookout.

The project includes two apartment buildings near the southeast corner of North 7th Avenue and West Aspen Street, in a part of Midtown that has seen steady redevelopment over the past several years.

How many apartments are at The Lookout?

The Lookout includes 96 affordably priced rental apartments across two buildings. There is a phase 3 is proposed as a future mixed-use building on the northern parcel with about 75 market-rate units and 15,000 square feet of commercial space.

The Lookout website currently says apartments will start as low as $1,156/month, with final pricing and availability based on household income. The project website also lists general income guidance for:

• 1-person households earning less than $72,800/year
• 2-person households earning less than $83,200/year
• 3-person households earning less than $93,600/year

• Larger households may also be eligible

   

The community is expected to include studio, 1-bedroom, 2-bedroom, and 3-bedroom homes. Listed features include mountain views, quartz countertops, stainless steel Energy Star appliances, walk-in storage closets, bike storage, a resident lounge, BBQ and picnic tables, a community garden, controlled access, and accessible homes.

How much parking does The Lookout include?

The Lookout includes 22 on-site parking spaces between the two buildings, plus 6 on-street spaces along North 7th Avenue. That is fewer vehicle parking spaces than units, but the project is located within the Midtown Urban Renewal District, where minimum parking requirements do not apply.

The project also includes 108 bicycle parking spaces, including indoor bike storage. The site is located near existing sidewalks, Streamline bus service, and downtown services.

As part of the approval, the applicant is also required to install a pedestrian crossing improvement at North 7th Avenue and West Aspen Street before occupancy, subject to approval by the Montana Department of Transportation.

Has Phase 3 of this development been approved?

Phase 3 is included in the approved Master Site Plan for the larger 7th & Aspen development, but it does not appear to be fully approved for construction yet. According to the City staff report, Phase 3 is proposed as a future 7-story mixed-use building with about 75 market-rate apartments and roughly 15,000 square feet of commercial space.

Phase 3 is part of the overall plan, but it would still need additional review before that building moves forward. For now, The Lookout refers to the 96 affordably priced apartments being marketed along North 7th Avenue.
