West Main Property Once Planned for Car Wash Is Now Listed for Sale

The property at 3100 W. Main Street, located between Ace Hardware and PetSmart, had submitted an application for a "Velocity Car Wash" to the city in 2025. 

But now, the property is listed for sale, and is being marketed as a redevelopment opportunity in the Gallatin Crossing area. The current listing notes that while the site plan was previously approved for a car wash, the property is not limited to that use.

The site is in one of Bozeman’s highest-traffic commercial areas, near Whole Foods, Arhaus, Lululemon, Ace Hardware, and Petco. The listing states that the existing building could be repurposed, though it would need significant work. The site was once home to the Montana Woolen Shop, a longtime local business that closed several years ago.
