
Summary: An application has been submitted to the City of Bozeman for a six-story, 190-room hotel at 35 S. Rouse Avenue, the former location of the Salvation Army in downtown Bozeman. The submitted plans outline the following layout:
Below-grade levels: Two underground parking levels with vehicle and auxiliary storage
Ground floor: Raised 2’-6” above grade to comply with floodplain regulations, featuring hotel amenities, gathering areas, and support spaces
Levels 2–5: Guest rooms and service areas
Sixth floor: Guest rooms on the east wing, indoor and outdoor restaurant, bar, lounge, and amenity spaces on the west wing
Roof level: Non-occupiable, screened mechanical equipment area
The application also highlights several exterior and public-facing elements:
Landscaped areas with local trees and native plantings
Raised beds, at-grade planting strips, and grated tree wells along west and south sidewalks
A large mural is proposed at the northwest corner of the building, angled toward historic Main Street
The application lists the property owner as S2K Miller Babcock, LLC.
This is the same ownership group behind Block B, a seven-story mixed-use development nearby that has already received preliminary approval from the City of Bozeman.
The Salvation Army has announced plans to relocate to a new facility on North 19th Avenue. The two-story facility is on a 1-acre lot on the east side of N. 19th Avenue, north of Durston Road, and is intended to function as a community-focused center closer to the populations it serves.
