South Range Crossing I & II in South Bozeman Explained

Summary:  South Range Crossing (SRX I), a 38-acre subdivision along South 19th Avenue, was approved in 2023. Now, its counterpart, South Range Crossing II (SRX II), a 35-acre project directly across the street, just received its own key preliminary plat approval from the city.

Where Are the South Range Crossing Developments Located?

The two projects are located on adjacent parcels at the same major intersection:

  • South Range Crossing (SRX I): Sits on 38.4 acres at the southeast corner of South 19th Avenue and West Graf Street
  • South Range Crossing II (SRX II): Sits on 35.06 acres at the northeast corner of South 19th Avenue and West Graf Street.

 

What’s Included in the Developments?

South Range Crossing (SRX I - Approved July 2023): This 38.4-acre project is a 5-phase, 97-lot major subdivision. It includes:

  • 71 residential lots for for-sale townhouses and rental "cottage" style detached homes.
  • 8 commercial lots on 3.76 acres to create a neighborhood commercial center.
  • 4 park lots (3.84 acres) and 9 open space lots.
  • A "Build-for-Rent" (BFR) single-family rental lifestyle is mentioned in the application.

 

South Range Crossing II (SRX II ): This 35.06-acre project is moving through the approval process:

  • Create 3 buildable lots (16.03 acres).
  • Create 1 restricted development lot (16.73 acres) for a future phase.
  • A primary goal of this first phase is to fast-track a Low-Income Housing Tax Credit (LIHTC) project to provide deed-restricted affordable housing.
  • The full vision includes a mix of multi-family housing and compatible commercial uses.

 

Who Is the Developer Behind It?

The owner and applicant for the project is represented by Providence Development, a local Bozeman firm, also behind Northwest Crossing, the Icon Apartments, the Osborne Building downtown, and many other developments in Bozeman. 

 

What Are the Current Sale Prices?

While the residential units are not yet built, the first commercial lot from the development has been listed for sale:

  • $6,155,0006.84-acre commercial lot at TBD S 19th Ave. This lot is zoned B-2M and is intended to provide goods and services for the growing surrounding neighborhoods. 

     

What Amenities Are Offered?

SRX I: The plan is built around connectivity, with 3.84 acres of dedicated parkland and 2.6 acres of open space. The parks are designed to connect with the trail systems in the adjacent Alder Creek and Blackwood Groves neighborhoods.

 

SRX II: This plan is focused on preserving and enhancing an existing wetland on the property, which will be dedicated as public open space. It will also feature public trails and provide cash-in-lieu to help fund improvements at nearby city parks, like Southwood Park.

Together, South Range Crossing I & II are transforming over 73 acres at one of South Bozeman's key intersections. They are part of a significant development boom in the area, designed to connect with other major projects like Blackwood Groves, and the Jarrett Subdivision. This signals continued, large-scale growth for this fast-evolving area of Bozeman.
