Big Sky, Montana is in a world of its own, both geographically and economically. The cost of a home in Big Sky far exceeds real estate prices in nearby areas. Big Sky is one of the most desirable ski destinations in the United States and is home to three exclusive ski/golf communities, The Yellowstone Club, Spanish Peaks Mountain Club, and Moonlight Basin. Real estate sales at the Yellowstone Club are done privately and therefore excluded from these numbers, but the real estate sales at Spanish Peaks Mountain Club and Moonlight Basin are included.

Homes for sale in Big Sky vary from multi-million dollar ski-in, ski-out homes to older homes, and smaller condos in what is called Town Center. In Big Sky, you can find a few homes for sale under $500,000. At this price point in Big Sky, you will generally find condos under 1,000 sq. ft, both in Town Center and at the base of Big Sky Resort. You will also find some fractional interest properties which means several people share the ownership of the property and are able to occupy it during designated periods of time each year.

All of the homes at this price point are condos, but you will find that they have a little more space. There are still a handful of studios at this price point but you can also find some homes with multiple bedrooms, particularly in Town Center.

In this price range in Big Sky, it is still mostly condos, but you will start to see homes in the exclusive ski/golf communities. While they are rare, you may also find a few single-family homes at this price point as well as some ski-in/ski-out properties. 


$2,000,000 - $5,000,000

This is the price range where we start to see more homes in the private golf/ski communities like Moonlight Basin and Spanish Peaks Mountain Club. We also see a number of single-family homes that offer plenty of space inside and out throughout the Big Sky area. If you are looking for a property with some acreage in Big Sky, you will start to see that at this price level. 

$5,000,000 - $10,000,000

In this price range, you start to see the beautiful homes that Big Sky is known for. From large properties in the Meadow Village area to stunning modern homes in the private clubs, there is much more to choose from at this price point.

$10,000,000 +

If you want to see the best homes in Big Sky, this is where you will find them. You will find large parcels of land, incredible views, and amenities at this price point. Homes in the new developments like Montage at Big Sky and the One and Only Resort at Moonlight Basin can also be found at this price point.
