The Homestead at Buffalo Run is located on a 20-acre parcel between Fowler Lane and South 31st Avenue on Bozeman’s south side, just west of the Meadow Creek subdivision. Initially slated for lower-density housing when the land was purchased in 2019, the project evolved in response to Bozeman’s escalating housing demand—especially after the COVID-19 pandemic accelerated population growth and reshaped the local housing market.

The project introduces 237 new multifamily homes, made up of:

  • 7 apartment buildings (approx. 76% of units)

  • 8 rowhouse buildings (12%)

  • 14 duplex buildings (12%)

Parking includes:

  • 465 off-street spaces (shared lots + private garages)

  • 89 on-street spaces

 

Who Is the Developer Behind It?

The project was developed by Rockefeller Group, a nationally recognized real estate development and investment firm headquartered in Manhattan, New York. Founded in 1928, the company has a long history of shaping notable urban landscapes, including the creation of Rockefeller Center. Today, Rockefeller Group is involved in projects across the United States, spanning commercial, residential, and mixed-use developments.

 

What Are the Current Rental Prices?

As of now, units at The Homestead at Buffalo Run are available for lease, with pricing starting at:

  • $2,300/month – 1 Bedroom

  • $2,600/month – 2 Bedroom

  • $3,650/month – 3 Bedroom

When Was It Approved, and What Was the Community Response?

In April 2021, the Bozeman City Commission approved the annexation and rezoning of the land to R-4 High Density Residential. The decision wasn’t without pushback. Neighbors expressed concerns about traffic, infrastructure strain, and changes to the character of the area. Despite this, the city cited alignment with Bozeman’s Community Growth Plan, which calls for more diverse housing options to address the city’s rapid growth and limited vacancy rates.

South Bozeman has been experiencing a significant development boom in recent years. Major residential projects like Blackwood Groves and Gran Cielo are transforming the landscape with new subdivisions, while large-scale multifamily developments such as 19th and Graf, The Highmark Apartments, and The Bootes continue to expand housing options. In addition, several new projects are in the proposal stage, including Meadow Bridge and Rocky Mountain Flats, signaling continued growth and investment in this fast-evolving area.
