Summary: A new 31-acre mixed-use development called Bozeman Square has been announced for a plot of land including the former Kmart Center site on 7th Avenue and East Oak Street. Lead developer Irwin J. Barkan, CEO of IJ Barkan, Inc., described the project as an opportunity to meet Bozeman’s commercial, residential, and affordable housing needs while creating a “gathering place that sets a new standard for the Midtown Urban Renewal District.”
Plans include a blend of retail, multi-story office space, a hotel, affordable housing, arts and entertainment venues, and open green space. Early versions of the plans call for pedestrian-friendly streets, public gathering spaces, and access to transit, allowing visitors and residents to walk or bike between destinations.
The Bozeman Square project is proposed for a 31-acre site at the intersection of North 7th Avenue and East Oak, South of Walmart and immediately West of the Gallatin County Fairgrounds. This includes the former Kmart site, the previous Famous Daves location, and the Applebee’s restaurant.

The project is being developed by IJ Barkan, Inc., a real estate development firm originally based in Boston and Manhattan, but according to a recent press release, is now based in the Gallatin Valley. According to their website, they have developed over 4,000,000 sq ft of retail and commercial real estate, including Market Basket, Stop and Shop, Shaw’s, Wal-Marts, and K-Marts
Construction is planned to occur in three phases over the next 5 to 10 years. The long-term timeline allows for flexibility as market conditions, housing needs, and community priorities evolve. With its scale, mix of uses, and strategic location, Bozeman Square is expected to play a key role in shaping Bozeman’s future growth.
