12430 Crystal Mountain Road | Three Forks, MT

Lot 1004 of 21.77 acres is attractive for its LOCATION adjoining the MISSOURI RIVER- and its SPACIOUSNESS and end-of-road SECLUSION!! Motivated seller dropped price to $499,900 then again to $487,000. Given that a single acre in nearby Gallatin Valley is commonly priced at $500K+ without river access this is an EXCEPTIONAL BUY. It may be SUBDIVDEABLE for regaining some purchase costs. It features a massive 4,536 sq ft metal-roofed, metal-sided, pole-barn shop for a new owner who may enjoy fabricating wood or metal products, or for storage of vehicle toys. PROPERTY IS NOW BEING OFFERED WITH OWNER FINANCING UNDER TERMS ACCEPTABLE TO SELLER (Realtors read Financial Comments). AS-IS and only the vehicles will be removed by the seller; OTHER REMNANTS ON THE PROPERTY WILL REMAIN. The present owner connected the electrical grid, parked their RV here and lived in it, plus created a solar powered water well 4 separated spigots. Seasonally, property welcomes a wide variety of songbirds, rabbits, wild turkeys, foxes, geese, and pheasants. etc. An uninhabitable dilapidated former dwelling consisting of 4 Bd, 1 Ba upstairs and 2 Bd, 1 Ba downstairs on a 55x 30 cinder block foundation exists. Owner puts NO VALUE on this because it could be mold ridden; pictures shown are merely to show what exists; however, a handy buyer may be able to rehabilitate it. Location is near the northwesternmost extreme of 18.5-square-mile Ponderosa Pines Ranch where it is a 5-minute hike across railroad right-of-way to a side-channel fishing spot opposite a large vegetated island of the Missouri River where locals say fishing can be phenomenal in the fall of a year; wildlife abound on this island. So, this may be especially attractive to a buyer who likes to fish/boat/raft, or just sit on the riverbank and watch the natural peacefulness of Canada geese, pelicans, ducks and osprey nesting on the island and observe the fly-over eagles that surveil them. To further add to the end-of-road privacy and mystique of the LOCATION is a deep, heavily vegetated natural seasonal stream channel on the northeast side of the acreage; to zoom in on this area use Google Earth coordinates on the big shop at 46.08783, -111.38907. The perimeter boundary is fenced for HORSES but needs some repairs. Elevation of only 4,000’ is 400 feet lower than the international airport in Belgrade, MT located less than 1 hr drive away, meaning winter snow accumulation is comparatively minimal.
