An application has been submitted to the City of Bozeman to rezone 1.37 acres of private property, including the adjacent right-of-way, to allow for a proposed residential development. The parcel, which borders the 100-Acre Regional Park, is currently zoned PLI (Public Lands and Institutions). The request is to rezone the property to R-3 (Residential Medium Density).
The land was annexed into the city in 2001 following a land swap between the property owner and Gallatin County, intended to facilitate a future development proposal. At that time, the subdivision received a preliminary review from the city, but no formal city approval was required because the city was not an affected landowner. Now, in order to proceed with the development, the property must be rezoned to align with the intended residential use.
The proposed subdivision, Park View Crossings, is 7 acres with plans to divide the land into 44 residential lots, including nine fourplex townhouse lots, two triplex townhouse lots, and one duplex townhouse lot. It also allocates two publicly accessible open-space lots and a common-area stormwater management lot. This layout stems from a preliminary plat; final plat approval is still pending.
The parcel is located on the west side of Vaquero Parkway at the Tschache intersection.

The zoning commission held a public hearing earlier in June and voted 6 to 0 to recommend the approval of the map amendment. Stay tuned for updates.
