If you are a Bozeman homeowner who is thinking about selling, you will certainly have some questions about what to expect, what you can do to get top dollar for your home, and when you should sell. Here are the 5 most common questions we get asked by homeowners who are thinking of selling their home or investment property.
1. How long will it take to sell my home?
In our current real estate market, it won’t take long to sell your home, as long as it is priced correctly. One of the biggest mistakes sellers make is pricing their home too high. Because Montana is a non-disclosure state, the only way to correctly price your home is to use a real estate agent to determine the price based on the sold prices of other homes in your neighborhood. If your home is priced correctly, it will sell. On the Sellers page of our website, you can see homes that have recently sold with our office, how many days it took to go under contract and whether or not the home sold for over asking price.
The next factor in determining how long it will take to sell is the price range your home is in. Usually, the lower the price point the more buyers there are, but we’ve seen that shift this year. The number of buyers at higher price points has increased, and now there is high demand in nearly every price range.
The third factor is the exposure your home gets. With inventory so low, it does not take much to draw buyers to your home. But you do want to make sure it is listed on the MLS system (this is the system that real estate agents use to search for properties available). In our competitive market, real estate agents have alerts set up in the MLS system for homes that fit their client’s criteria. If your home is not listed here, it will not get the attention of the 1,400+ real estate agents in the area. Listing your home on sites like Zillow, Trulia or Realtor will attract a few buyers, but your home won’t get the exposure it needs to sell for the best price.
2. What company/real estate agent should I use?
Every real estate agent talks a big game when they want your business, but it’s important to dig into how they will actually represent you and your home. We suggest asking important questions about their marketing like, will they offer professional photography? Will they do a 3D tour? Where will they promote your listing? How many visitors does their website get? What is their engagement rate on social media?
You should also look into their company’s performance. Check their reviews on Google and see what other people have to say about working with them. Ask them how many closings their agents facilitate each year. Ask them how long they’ve been working in real estate and what their experience is. Our final suggestion is to make sure their company values align with yours. Are they just out to make money or are they giving back to the community? Are they honest? Are they hardworking?

3. How will I get the most amount of money for my home?
There are so many things you can do to make sure you get the most amount of money for your home. First of all, you want a good agent. Who you work with matters, especially when someone is negotiating on your behalf. We can suggest some great real estate agents here.
The next most important thing is good marketing. Nearly every home buyer out there is looking at homes for sale online, and you want yours to stand out among the rest. The #1 most important thing when marketing your home is getting professional photos done. Think about it this way, if all the other homes similar to yours have professional photos and yours does not, which home do you think buyers will skip over. 5. When should I sell my home?
Honestly, in our market, there’s not a bad time to sell your home! Inventory is so low, that there are plenty of buyers out there no matter what the season. Historically, spring and summer are the most popular time for sellers to put their homes on the market, for a few reasons. Homes photograph and show better when buyers can see the trees and yard in full bloom. It’s also a good time for people to move given that school is not in session and snow is not on the ground! But there are perks to selling in the winter as well. Because more people list in the spring and summer, you will have less competition. Either way, there are more buyers than homes for sale in our market right now, so as long as you follow the tips outlined in this article, your home will sell.
