We have been waiting to hear what Outlaw Real Estate Partners has in store for the site near their Wildlands Project! The 2.1-acre site is located at the corner of Plum and Peach, previously the Bronken's Distribution site. The project, Cloverleaf, is in the initial review stage with the city of Bozeman. Recently, Outlaw released information on their plans for the development.

Currently, this location is under NEHMU zoning (northeast historic mixed-use) which Outlaw hopes can be changed before moving forward. This zoning only allows apartments as accessory uses and limits them to no more than 50% of the project and 50% commercial. The Community Development Board voted to recommend approval of changing this zoning and city commissioners are scheduled to consider it in late August. Outlaw believes B-2M zoning more closely aligns with their vision of this project and what's best for the site and neighborhood. This would allow for more residential.

Initial plans include improving infrastructure around the site including sidewalks, dirt roads, etc to create a neighborhood feel. They are planning to transform the site into a mixed-used residential community while maintaining the artistic surroundings of the neighborhood. Their vision is to create two to three distinct parcels encompassing 61,000 square feet. Outlaw is proposing 64 walk-up style townhomes with private, closed parking that would be alley-loading. These townhomes would be 2-3 stories tall. The other parcel would include a 3.5-story live-work community with 46 apartments. These would include some smaller 1-2 bedroom units and closed parking. It will likely be a mix of for sale and for rent units. They plan to have larger setbacks, similar to their Wildlands project, and a lot of landscaping.

They were given approval for over $2 million in TIFF funds for the infrastructure in exchange for 14 affordable units and a height restriction of 4 stories which they intend to use for this project. 

If things continue to move in the right direction they hope to begin construction in 2025 with completion sometime in 2026. Want to learn more about development on this end of town? Click here
