~38.6 Acres Slate Road | Helmville, MT

Located in western Montana's Garnet Mountain Range, this 38.645± acre property offers direct access to public land, expansive mountain views, and an excellent setting for a hunting basecamp or recreational retreat. Bordering Montana state land that connects to the Hoodoo Mountain Wilderness Study Area, the property provides access to thousands of acres of surrounding public ground for hunting, hiking, and backcountry recreation. The Garnet Range is home to elk, mule deer, black bears, and other Montana wildlife, making this an appealing location for outdoor enthusiasts seeking a private mountain getaway with public land right beyond the boundary. Situated at elevations of approximately 6,200 to 6,600 feet, the property features south-facing slopes, mature Douglas fir timber, open meadows, and several potential building locations. Approximately five acres of gently sloping meadow provide attractive options for a cabin or off-grid retreat, with southern exposure and beautiful mountain views. Selective logging several decades ago left an attractive, open forest stand with mature trees. An established driveway provides exclusive private access to several potential building sites, offering privacy and a variety of views and settings. A separate road crosses the property below the driveway, with limited neighboring landowners holding access rights. Winter conditions at this elevation can make travel challenging, and snowmobiles or tracked vehicles may be necessary during periods of significant snowfall. Buyers should investigate year-round access, utilities, water, septic, and applicable building requirements. From the northern boundary and adjoining state land, elevated viewpoints overlook the Nevada Creek Valley toward the mountains beyond. South-facing portions of the property offer expansive views of the surrounding Garnet Range. Whether establishing a hunting basecamp, building a seasonal cabin, or simply enjoying the solitude of the mountains, this property combines multiple potential building sites, mature timber, beautiful scenery, and direct access to extensive public lands in the Garnet Range.
