70 N Tamphery Creek | Gallatin Gateway, MT

Cabin opportunity in the heart of Gallatin Canyon, located across from the Gallatin River. This Forest Service cabin offers a rare chance to create your own Montana getaway in a beautiful wooded setting. The existing cabin is in need of a rebuild and is being sold strictly AS IS. The primary opportunity here is the ability to rebuild and improve the cabin in coordination with the U.S. Forest Service. Sellers have previously worked with the Forest Service on potential renovation plans, including a septic design, providing a starting point for the next owner to continue the process. The cabin has seasonal, gravity-fed water from a nearby creek. The land is owned by the U.S. Forest Service, no land is included in this sale. Property is subject to a Forest Service lease, all FS leases are 20 year cycles and all are set to expire in 2028 and are expected to be renewed, but buyer to confirm with FS. Recreational use only; the property cannot be used as a primary residence. Roads are not maintained in the winter but cabin may be accessed. This is not a turnkey cabin, but rather an opportunity for someone willing to invest the time, effort, and vision needed to bring the property back to life. Imagine creating a special summer retreat where family and friends can gather and enjoy the beauty of Montana for years to come.
