1607 Shields River Road | Wilsall, MT

Ranches like this are rarely sold — they're handed down. Just north of Wilsall with the Crazy Mountains front and center, Meadow Creek 320 Ranch is the real thing: native grass pasture, cross-fenced into multiple pastures for cattle and horses, senior water rights and views that must be experienced in person to fully understand. A gated two-track leads to an authentic 2,700 sf cabin with three beds, two baths and anchored by a floor-to-ceiling stone fireplace and a timber-frame loft. No covenants, no zoning. Shields River Road is paved and county-maintained, so access is easy in every season — an hour to Bozeman through Bridger Canyon, an hour to Livingston down the Shields Valley. It all starts with the water: Multiple springs throughout the property and Meadow Creek is diverted by headgates into the historic Becker Ditch, which carries water across the ranch through a system of laterals. Six active DNRC water rights are tied to the property, headlined by a senior Meadow Creek irrigation right with a May 10, 1890 priority date — backed by an 1898 Meadow Creek right, two 1907 spring rights for irrigation and stock, a 1973 Meadow Creek right and a domestic well at 25 gpm. Seller's interest in the water rights conveys. In Montana, first in time is first in right and an 1890 priority is hard to come by. Native grasses laced with wildflowers, aspen groves that turn gold in September and lush meadows irrigated into the fall. The elk are already here — they work this ground in numbers, with moose, deer and antelope regular company. Upland birds hold in the cover, sandhill cranes work the meadows and hawks and eagles ride the thermals over the creek bottom. Beyond the fence line, the Shields River is minutes away, blue-ribbon trout water on the Yellowstone runs through Paradise Valley, and National Forest trailheads climb into the Crazy Mountains to the east, the Bridgers and Bangtails to the west and the Absarokas to the south. The Crazy Mountains rise straight off the valley floor with nothing in between - they have to be seen in person to be fully understood. This is Montana as it was meant to be. Interior photos are virtually staged.
