South 3rd Bozeman Property Sold - Rezoned and Annexed Into the City

A S. 3rd property off of Kagy might be the next spot in Bozeman to see development. Two older homes sitting on large lots south of the Musuem of the Rockies in Bozeman stand out amongst other homes in the area. There are donkeys on one property which is why you might notice it as you drive by! Also, they date back to the early 1900's and sit on around 1-acre lots which is different than the neighborhoods around them. The home further south, 2303 S 3rd, recently sold at the end of January. This single-family home is 1,655 square feet with two bedrooms, two bathrooms, and it was listed at $1,149,000. The home that sits further north is currently owned by the Museum of the Rockies. The previous owner of 2303 S 3rd went through the annexation and re-zoning process. It was approved for R3 zoning and annexation into the city. The application indicated they were moving through the process for the Skyview Lofts, a 3-building, 11-unit development.

To the west of the property, there are currently multi-family units. It will be interesting to see if the new owners move forward with the development process or if it will remain a single-family home. Knowing what we know about Bozeman development, our bet is it will be condos in no time.
