If you’ve driven along South 19th Avenue recently, you may have noticed new activity taking shape just south of town. A project sign went up earlier this winter, and excavation work is now underway, prompting plenty of questions about what’s being built and who’s behind it. Here's what we know:
The Summits subdivision is located on a 50-acre parcel of land along South 19th Avenue, just north of the established Hyalite View Estates neighborhood in south Bozeman. This area is well known for its proximity to Hyalite Canyon, trail access, and a quieter residential feel compared to denser parts of the city.

According to current listing informations, The Summits will be divided into 35 residential lots, each approximately one acre in size. Compared to many newer subdivisions in Bozeman, the larger lot sizes suggest a lower-density layout with more separation between homes.
One of the defining characteristics of The Summits is its emphasis on preserved land and shared amenities.
Approximately 30% of the property is designated as open space, with the stated goal of:
Preserving natural landscape features
Supporting local wildlife and riparian habitat
Maintaining native plant species
Plans also reference trails throughout the neighborhood and a community pond, adding recreational and aesthetic value while reinforcing a connection to the surrounding environment.
The land is currently owned by Folarel South 19th LLC, an entity associated with Arel Capital, a real estate investment firm with offices in Bozeman and New York City. Arel Capital is involved in a range of real estate projects, including residential and mixed-use developments.
