The next factor in determining how long it will take to sell is the price range your home is in. Usually, the lower the price point the more buyers there are, but we’ve seen that shift this year. The number of buyers at higher price points has increased, and now there is high demand in nearly every price range.

The third factor is the exposure your home gets. With inventory so low, it does not take much to draw buyers to your home. But you do want to make sure it is listed on the MLS system (this is the system that real estate agents use to search for properties available). In our competitive market, real estate agents have alerts set up in the MLS system for homes that fit their client’s criteria. If your home is not listed here, it will not get the attention of the 1,400+ real estate agents in the area. Listing your home on sites like Zillow, Trulia or Realtor will attract a few buyers, but your home won’t get the exposure it needs to sell for the best price.

2. What company/real estate agent should I use?

Every real estate agent talks a big game when they want your business, but it’s important to dig into how they will actually represent you and your home. We suggest asking important questions about their marketing like, will they offer professional photography? Will they do a 3D tour? Where will they promote your listing? How many visitors does their website get? What is their engagement rate on social media?

You should also look into their company’s performance. Check their reviews on Google and see what other people have to say about working with them. Ask them how many closings their agents facilitate each year. Ask them how long they’ve been working in real estate and what their experience is. Our final suggestion is to make sure their company values align with yours. Are they just out to make money or are they giving back to the community? Are they honest? Are they hardworking?

5. When should I sell my home?

Honestly, in our market, there’s not a bad time to sell your home! Inventory is so low, that there are plenty of buyers out there no matter what the season. Historically, spring and summer are the most popular time for sellers to put their homes on the market, for a few reasons. Homes photograph and show better when buyers can see the trees and yard in full bloom. It’s also a good time for people to move given that school is not in session and snow is not on the ground! But there are perks to selling in the winter as well. Because more people list in the spring and summer, you will have less competition. Either way, there are more buyers than homes for sale in our market right now, so as long as you follow the tips outlined in this article, your home will sell.
