Real Estate Development in Northwest Bozeman

The Northwest side of Bozeman has seen a surge of development in the past few years. The new Bozeman high school, Gallatin High is located in the heart of this part of town, as is the 100-Regional Park, making it an ideal place for future development.

Bozeman Gateway

The Bozeman Gateway development currently stretches from Rosauers to Kohls. There is still quite a bit of development happening in this area, with future plans calling for a hotel, apartments, and more commercial buildings. Right now, just southwest of Kohls, plans have been approved for four apartment buildings on 8.7 acres bordering West Garfield and Harmon Street Boulevard. The Everhome Suites hotel is currently under construction and will be a 4-story hotel on 2.97 acres just west of Rosauers.

14th and Patrick Affordable Housing

Developers have started the process for an affordable housing development behind Kenyon Noble on Oak Street. The parcel is located on North 14th and Patrick with plans to build a five-story building with 155 units that will offer rents within 60% of the average median income. The developer has committed to 50 years of affordability, which means there will be rent caps. The building will include open space and 1, 2, and 3 bedroom units. This development is currently in the application process.

Silo Annexation

This proposed development is in the beginning stages. It is located 115 acres west of Davis and south of Valley Center Drive. Developers are proposing it be annexed into the city as it currently sits outside of city limits. The developers are looking for it to be zoned residential-emphasis mixed-use so they can build both single-family homes and apartments, as well as commercial. Rezoning and annexation are expected to be an easy process and the development should move forward soon.

Elevation Townhomes

If you drive down Durston Road regularly, you may have noticed a big change to the landscape just west of The Holiday gas station a while back. Development is underway on a 3 +/- acre lot on the corner of Durston and 25th. The Elevation Townhomes project is currently in phase I with the construction of 16 three-bedroom, 2 bathroom townhomes that will be available for sale. It's not clear yet what phase II will entail.  The developer is listed as WGM Group, a Montana-based company. You can learn more about the project here


Six Range Condominiums

This new development will have 192 residential condos on 8+ acres on the southwest corner of Ferguson Avenue and Babcock Street. This is a major development for the area as it will include 8 buildings and over three hundred parking spaces. The land is currently vacant with the Cottonwood Condos bordering the southern side of the property. Northwest Crossing

Construction has begun on Bozeman's newest master-planned community, Northwest Crossing.  Located kitty corner to Gallatin High School at Oak and Cottonwood. There will be over 150,000 square feet of commercial space and over 700 residences, including a 350-unit luxury apartment community. The commercial space will consist of dining, retail, office, entertainment, and more. Ferguson Farm

This is an area of continued commercial development in Bozeman. So far, there are several commercial buildings and businesses in place including The Market, Sidewinders, the Schedulicity offices, Single Barrel Liquor and Bar, and many others. There are many plans for continued development in this area. Town & Country Foods has broken ground on a grocery store on a 4+ acre parcel at the corner of Resort Drive and Fallon Street. And plans for Phase II of Ferguson Farm are proposing 35 residental and commercial buildings on 31-acres just east of the existing Ferguson Farm developments. Park View Crossings

Park View Crossings is a proposed residential subdivision located on the northern edge of the 100-acre park and to the west of The Crossing subdivision. The development would be 7 acres with nine 4-plexes, two 3-plexes, and one 2 plex for a total of 33 units. The applicant is a Texas-based developer by the name of Campeche Shores Development Company, LLC

Flanders Mill

There are several established subdivisions in the northwest side of Bozeman such as Harvest Creek and Oak Springs as well as newer ones that are continuing to fill in like West Winds and the Lakes at Valley West. The newest and one of the largest is Flanders Mill. It has gained a lot of attention this past year with homes now going for over a million dollars! It's a beautiful subdivision with trails, parks, and ponds sitting right next to Gallatin High School. Flanders Mill is full of large custom homes, many with ADU's that add to the value of these properties. The newest development in Flanders Mill is 15 multi-story apartment buildings that will consist of seven 12-plexes, three 6-plexes, and five 4-plexes.

Urban Farm

This mixed-use development is in the initial review phase and will be multiple phases. The developers are calling the 106+ acres an agrihood, which would be the first in Bozeman. It creates a community experience with a mix of residential and commercial plus trails and an onsite vertical greenhouse. The initial stages of the development are already complete with Millhouse East and West currently leasing units. These are 36 two-bedroom apartments.

Currently, the city is reviewing plans for the 8.73-acre parcel. They have approved the preliminary plat which is 31 residential lots, 4 open space lots, and a park lot. Ten of the lots are proposed to be developed for multi-family housing with others set to be single-family homes.
