South Downtown

If you like beautiful historic buildings and tree-lined streets, then you will love this Bozeman neighborhood. Located just south of downtown, you will find many homes in this area that are on the National Register of Historic Places. Homes on Bozeman’s south side often have large lots with mature trees and are within walking distance to downtown, the University, and the Main Street to the Mountains trail system.

Northeast Bozeman

After the Northern Pacific Railway depot was built in 1882, the northeast area of Bozeman became a significant manufacturing and distribution hub with grain and flour mills, a canning company and a brewery. Residential development began in the area, but because of its industrial focus, homes in this area were inexpensive and less desirable than in other areas of town.

Fast-forward to 2019 where the northeast area is one of the trendiest neighborhoods in Bozeman with its eclectic style, thriving artist community, restaurants & breweries. Homes in this area are diverse, with quaint cottages and older rentals sitting next to high-end modern homes. The area is changing quickly with upcoming developments like the Cottonwood & Ida project. Click here to learn more about development in Bozeman’s northeast area.

University

The neighborhoods that surround Montana State University are incredibly diverse. This is a great area for those looking for an investment property as there is a high demand for rentals in this area. This is also a great location for those who rely on public transportation to get around Bozeman. You may find some lower-priced homes in this area of Bozeman, but be prepared, they may need some work!

West Bozeman

The west side of Bozeman has been at the center of Bozeman’s growth over the last several years. You will find most of Bozeman’s new subdivisions in this area, and it is home to Bozeman’s second high school, Gallatin High. With several schools tucked into the west side neighborhoods like Emily Dickinson, Meadowlark and Hyalite Elementary, Chief Joseph Middle School, Petra Academy, and Heritage Christan this is a great area for families. The West side also has fantastic neighborhood parks and trails like the popular 100-Acre Regional Park. Residents on Bozeman’s west side love the quiet neighborhoods and close proximity to everything Bozeman has to offer!

There are some major developments happening in this area of Bozeman, the most notable being Ferguson Farm. Click here for more on the Ferguson Farm development.

South Side

Not only is Bozeman’s south side beautiful, but it’s also convenient! On Bozeman’s south side you are just a few minutes drive from Montana State University, central Bozeman, the hospital and downtown. There are two schools in this area, Morning Star Elementary and Sacajawea Middle School and many homes within walking distance to both schools. Southside neighborhoods enjoy quiet streets, mature trees and access to neighborhood parks and trails.

Development in this area is minimal, but not unheard of. Right now, development of the Allison subdivision, just west of Morning Star Elementary is in its 4th phase. Download our guide to Bozeman’s neighborhoods to learn more about development on Bozeman’s south side.
